What happens when the Sold (STC) Sign Goes Up?

What happens when the Sold (STC) Sign Goes Up?

A behind the scenes look at what takes place to ensure your property goes from For Sale to Sold.

So, you’ve received an offer for your home you’re happy with and accepted it.
The SOLD sign is outside, but you notice it also says (Subject to Contract) AKA STC on it.
In this two-minute read, we’ll explain what Subject to Contract means.
Contrary to common belief, post-offer, there are still plenty of potential pitfalls to navigate before the sale completes.
The good news is this is where an exceptional agency really earns its fee.
You see, marketing a property is one skill an agency must have, managing a sale and progressing it to the finish is another.
At Millbanks, we have both skills in our team’s locker.
Our dedicated sales progressor, Amy, is focused on ensuring your sale completes in a timeframe that suits you.
Amy’s job is to keep everything running smoothly. And when there is a hold-up, she’s on hand to jump on it, chase the right people and get things rolling again.
Communication is vital when it comes to progressing a sale. Amy calls all parties involved, from solicitors, mortgage companies, surveyors, and other agencies every week (or more regularly if required).
She’ll then update you on any news and progress. Having a dedicated point of contact means that you never get passed from pillar to post, and you always have access to someone who knows exactly what’s happening.
In the initial 2-4 weeks after an offer has been agreed, we’ll chase up the surveys, any legal paperwork required, and the mortgage offer (if needed) from your buyer.
Whenever you have a question about your sale’s progress, we’ll be on hand to help.
And we’ll use your preferred method of communication to keep you updated, be that the phone, messaging, or email.
We also set up handy What’s App Groups so messages can be shared with more than one person and kept all in one convenient place on your mobile phone.
Clients find this service invaluable as we will, if available, respond out of hours to questions and concerns. How’s that for dedication?
We know and understand that moving can be stressful, but rest assured, we do everything to make your life a lot easier and your move a lot smoother.
Our goal for our clients is always the same – to sell their home for the best possible price, in a timeframe that suits you and in the most hassle-free way.
Thanks for reading and get in touch if you have any questions about the sales process before, during or after an offer is accepted.

At first glance, UK house prices rising tens of thousands of per cent since 1900 look absurd. But annualised over 126 years, growth averages around 4.5 to 5 per cent a year. It is not sudden surges but steady compounding that drives values higher, showing property rewards time in the market more than attempts to time it.

There is something delightfully personal about the names we give our homes, and “Easter Cottage” captures that charm perfectly. Across the country, these uniquely named homes tell stories far beyond bricks and mortar. To discover what they reveal about the property market, read on.

In 2025, £344bn was spent on property across Great Britain and Northern Ireland. Follow the money and the market’s geography becomes clear. Some regions dominate, others quietly punch above their weight. It’s a powerful reminder that the UK property market isn’t one story, but many regional economies moving at different speeds.

The early months of 2026 suggest a UK housing market finding its rhythm, with buyer activity strengthening across most regions. While growth varies from place to place, the wider picture is one of steady progress rather than sharp change. To learn what this means closer to home, read on.
